How we work

The process, in four chapters.

From the first walk through the house to the day it is handed back.

A living room painted deep charcoal, with white window trim and a white fireplace surround; sunlight falls across dark hardwood floors.
A painter preparing a rotunda of arched French doors, with ladders up and drop cloths laid over the floor.
A long room with its walls part-way through a skim coat, lit from the side by a window; flooring and supplies wait on the old parquet.
A restored period dining room with smooth white walls, a white corner fireplace, a glass pendant and wall sconces; moving boxes wait on the floor.

    Chapter I: The walkthrough

Every project begins with Randy in the room. He walks it with you, looks at the walls the way the light will, and tells you plainly what they need — then puts it in writing.

The walkthrough and the written estimate are complimentary.

“It’s not a grab and run situation here… we will educate you during the entire process.”

    Chapter II: Preparation

Most of the work is work you will never see. Failing plaster is secured or rebuilt, cracks and old patches are cut back and filled, and every repair is sanded flat before a can of paint is opened.

A stripped period wall of failing plaster, patched in places, with a bucket and loose paper on the floor.

“…he understands that the patching has to be done first, and done well.”

    Chapter III: The finish

Drywall is finished to a numbered level, 0 to 5. Level 5 adds a thin skim coat of joint compound over the entire surface, so seams and tape joints disappear.

It is the finish specified for critical light — low sun, wall-washers, a window raking across the wall — and for dark or glossy paint, where anything less shows through.

An empty finished room with smooth pale gray-blue walls, white trim and light hardwood floors, lit by a single window.
Finished: smooth walls in window light.

“Randy and his team laid new drywall on my ceiling and level 5 on my walls.”

    — Justine Sorrentino, Google, September 2026
  4. A restored period dining room with smooth white walls, a white corner fireplace, a glass pendant and wall sconces; moving boxes wait on the floor.
After: chapter II’s house, its dining room restored.

    Chapter IV: The reveal

Then the room is handed back — floors cleaned, drop cloths gone. Randy follows up afterward to make sure it is exactly right.

“Randy is meticulous and professional. The ceiling looks brand new & my walls look smooth & even.”

    — Carmen, Google, January 2026

Randy Peay has been painting since 1987 — first in Maryland, then in New York, and since 2017, in Easton. Walls are what he is known for.

He started in Silver Spring, Maryland, and went out on his own in 1999. He spent years working in New York to show what he could do. Then his sister, who had long made her home in Easton, told him to come and set up there. He has been in Easton since 2017, and says he wouldn’t change it for anything in the world.

What he is known for is the part most painters hurry past: preparation. Skim coats over whole walls. Plaster repair in older homes. Surfaces made true before any color goes on, so the finish holds up under low sun, wall-washers and dark, glossy paint.

More than thirty-five years in, he is still on the job and still explaining it as he goes. His motto says it plainly:

“We built our reputation… one coat at a time.”

You did a phenomenal job while working with a compressed schedule due to our move-in commitment. You made it all happen, and the outcome is beautiful!

Heidi Simon · Google, November 2025

I have hired him for many projects… Randy is always inspecting his men.

Frank Marceron · Google, August 2023 · has known Randy for 25 years

The project required extensive repair to custom drywall throughout a 2-story space and 2 bedrooms. Randy was enthusiastic about the unique job and worked with us to achieve our quite specific vision for the repair and painting.
